As Chartered Building Consultants we are experts in repair and refurbishment work of existing buildings.

We inspect, assess and specify what building works are required.

We will naturally arrange for quotations to be prepared by contractors, normally based on our own specification or scope of works and analyse them before making any recommendations.

The works can then get supervised if required on a regular basis or as agreed between parties, which would include regular reports and updates on the progress. The final accounts will also be prepared and provided which outline any cost variations and the final contract sum to be paid.

Scaffolding Access

You may have the legal right to go onto the neighbouring land for the purposes of carrying out certain works. You can find out at the Land Registry. If the register mentions any “easements” (i.e. rights over a third party’s lands) to carry out certain maintenance works, then you may be able to refer to this if the neighbour is being obstructive.

You do, however, have recourse to the Access to Neighbouring Land Act 1992. The Act allows the court to grant an applicant a temporary right of access in order to carry out basic repair works and/or maintenance works to the applicant’s property.

Be aware, the Act draws an important distinction between repair works and/or maintenance works and improvement works. Access for improvement works will not be granted under the Act.

If you feel your neighbour is unlikely to grant you temporary access it is possible that, by drawing their attention to the existence of the Act as mentioned, the two of you could agree upon a temporary licence. A well drafted licence will cover issues such as safety, security, the control of dust and working hours as well as confirming the expected duration of the access. This can be drawn up legally by a surveyor(s) which may also include compensation appropriate to the level of inconvenience etc.

Project supervision and client representation

We pride ourselves in managing construction work from inception to completion, creating a good working relationship with the client and contractor ‘as a team’ to achieve the final goal of a completed project on time and to a high-quality finish. It is also necessary that the project is carried to specification and executed safely. On some projects it is also necessary to instruct a CDM Co-ordinator to manage the health and safety requirements and aspects of the designer and principle contractor.

All projects require some form of contract administration duties where all costs and payments are controlled throughout the project and dictated within a signed contract. The final accounts are then agreed when the works are complete. The type of contract will depend on the procurement route and the type/cost of project. Site visits are also carried out, however to a lesser degree than full project management.

Our projects cover work for domestic extensions/refurbishments, commercial adaptations/refurbishments and work to business units.

Depending on your requirements we can either project manage or carry out contract administration duties.
