Surveys

Commercial Surveys
We specialise in undertaking building surveys on all types of commercial properties, including shops, offices, and industrial premises.

The preparation of a commercial survey report sometimes referred to as acquisition reports differs in several ways to a residential survey. Repairing covenants, length of lease, and liability for dilapidations and repairs are important issues that are discussed in detail within our commercial survey reports.

The cost of our commercial surveys varies according to the size, type, and client requirements, and we therefore quote fees on an individual basis.

Residential Building Surveys
A building survey report, formerly referred to as a structural survey report is the most thorough and detailed report on the condition of a property that you can buy.

Our survey reports will also include a list of budget repair costs that can be both informative and be used to re-negotiate the purchase price of your proposed property which can ultimately save you money. We can also provide photos with a description of a particular defect for ease of reference.

Our survey reports also include advice on:

  • Structural movement, historic or on-going
  • Dampness
  •  Timber decay or insect infestation
  • Previous structural alterations
  • All problems that are likely to have a significant repair cost
  • Plans for extensions, loft conversions, refurbishment etc.

A survey on residential flats always include an inspection of the main building, or block, because you will usually have an obligation to contribute towards the cost of the maintenance. We can also include a Rebuilding Cost Valuation for fire insurance purposes.

We are more than happy to discuss any parts of the report for anyqueries you may have.
